The Edge Cases Are Already Handled

In production, the weird stuff has already happened—and been handled. A few real examples of the details this system sweats so your team doesn't have to:

Payoffs

Refined through thousands of real payoffs
  • Whether interest runs through the payoff day or stops the day before is a per-loan setting that cascades: loan → template → division default.
  • Backing paid fees out of a payoff replays the loan's transaction history and skips every reversed or waived item — a reversed late charge can't sneak back in.
  • A February 28th payoff on certain interest types rolls its interest end date to March 1st. Leap years too.
  • Future-dated rate changes are unwound so prepaid interest is recomputed at the rate actually in effect at the time.
  • The day-count denominator (360 / 365 / 366) is chosen at runtime, per loan.
  • Prepayment premiums are due in full at payoff; ordinary fees accrue only through the payoff date; earned-income fees prorate to the day.

Payments

Every entry guarded
  • A paid-off loan still accepts transactions — but which types depends on how it paid off: with escrow on hand, with a suspense remnant, or with principal balance.
  • Backdating payoff interest is guarded: the "as of" date must land on a real scheduled due date and can never be earlier than the paid-to date.
  • Lockbox batches deliberately keep the scanned dollar amount instead of letting the engine overwrite it with the "expected" payment.
  • A suspense move must be negative and can't exceed what's actually sitting in suspense.
  • Reclassifying a transaction between suspense and non-suspense types keeps the batch control total from drifting.

Escrow Analysis

Tuned to real tax towns and real bills
  • A known mid-year tax reassessment is anticipated: the analysis uses the expected bill grossed up by that town's estimated-increase percentage — not the historical amount.
  • A small surplus inside the tolerance buffer is silently zeroed — no refund check for trivial amounts. A surplus over the cap isn't auto-refunded either; it's flagged for human review.
  • The cushion is added per escrow item on top of that item's own projected low-point month; odd payees get no cushion — just total due divided by installments.
  • Shortage and surplus each get their own spread period, extendable to 48 months.
  • A payment change below the de-minimis threshold is suppressed entirely — flagged, not sent.

Investors & Participations

  • Participation splits don't have to total 100% — and a residual-interest pool can own 0% of principal and still earn the servicing strip.
  • Rate math carries to six decimal places; when two participation streams leave equal-and-opposite penny remainders, both are zeroed rather than leaving a stray cent.
  • One investor can remit monthly while another remits service fees quarterly — on a month it chose.
  • Custom-amortization loans put each investor on its own schedule, preserving the original participation percentage separately from the current one after paydowns.
  • A service fee can start mid-life via a start date, validated against the loan's paid-to date.

Every one of these is real, in production today — client-driven refinement, compounded. And it's the foundation the new browser platform is built on.
